Langhorne Train Station Parking Lot Targeted for SEPTA Mixed-Use Development

A 1.7-acre parking lot at the Langhorne regional rail station is being considered by SEPTA as the site for a possible mixed-use development.

A parking lot at the Langhorne regional rail station is being considered by SEPTA as the site for a possible mixed-use development, writes Paul Schwedelson for the Philadelphia Business Journal.

According to SEPTA, the 1.7-acre surface parking lot is underused and could support an apartment building along with ground-floor retail. The agency is in the early stages of exploring the project and is working with municipalities to evaluate whether the site is suitable for development and how it might be designed.

“We’ll see what people say when we do public outreach if they continue to be interested in something mixed-use,” said SEPTA Manager of Transit Oriented Communities Jennifer Dougherty.

SEPTA will gather feedback and suggestions on the future of the property during an open house at Penndel Borough Hall on March 23. SEPTA will then collaborate with Middletown Township and adjacent municipalities to work out zoning and outline the most viable development options.

Dougherty estimated a four- or five-story apartment building with ground-floor retail could be accommodated on the property, which is owned by SEPTA, though any future development will largely depend on the feedback that the transit agency receives.
