Outrigger Industrial Plans ‘Flex Business Park’ for Richland Township

Developer Outrigger Industrial is planning to construct a "flex business park" on Tollgate Road in Richland that would include two buildings.

Richland Township officials recently received updates on a “flex business park” on Tollgate Road, one of several industrial projects currently underway across Upper Bucks County, writes Lacey Latch for the Bucks County Courier Times.

Outrigger Industrial is working on a project that would include a 156,000-square-foot building along Route 309 and a 400,000-square-foot building to the rear of the site.

The buildings would then be divided into smaller spaces that would be suitable for multiple tenants.

“We’re going to be going after what I would call ‘lifestyle industrial’,” said Outrigger Industrial’s senior vice president and northeast market officer Scott Henderson.

He cited marble and tile showrooms as well as wholesale technology manufacturers as potential tenants, saying that the project will avoid large-scale facilities that could impact the surrounding community more significantly.

“We are not designing the buildings to attract heavy logistics users,” he said, pointing out low height, smaller loading zones, limited parking and the absence of advanced features like specialty security.

Henderson noted that although the buildings will feature a modern design, the developer intends to construct a large berm along Tollgate Road to screen them from view.
