A landmark Montgomery County property has changed hands, writes Ryan Mulligan for the Philadelphia Business Journal.
The 60-acre campus once home to St. Gabriel’s Hall in Lower Providence, has been sold to Audubon Land Development for $14.5 million, according to county records.
The Archdiocese of Philadelphia closed St. Gabriel’s in 2020, ending more than 120 years of service as a refuge school for troubled youth. The 190,000-square-foot property dates back to 1896 and has long been a fixture in Audubon.
The deal includes two parcels: 48 acres at 1350 Pawlings Road for $12 million and a 10-acre tract across the street for $2.5 million. The smaller parcels home to Martha’s Choice Marketplace and Martha’s Community Farm, a program that grows fresh produce for regional food pantries.
Audubon Land Development is a family-owned company behind projects such as Audubon Square, Marketplace at Oaks, and Oaks Shopping Center. They have not disclosed plans for the property. The site is currently zoned for single-family housing or public facilities, though changes could be sought.
The property should draw strong interest from both residents and developers, given its proximity to Route 422, King of Prussia, and Phoenixville.
