55+ Housing Proposed for Stone Meadows Farm, County’s ‘Largest Last Remaining Open Space’

The 168 acres of Stone Meadows Farm — Bucks Count’s largest parcel of remaining open space — may end up as a combination of mixed-use housing and preserved easement. Its proposed uses were unearthed by Gregory Vellne for Newsbreak.

If the plan submitted by Metropolitan Development Group is approved, the tract on Route 413 in Middletown Township will give rise to 164 twin homes, targeted to buyers in the 55+ demographic.

It replaces the original single-family home plan, rejected because of its traffic implications. The revision cuts 25–33 percent of its alternative’s predicted jammed roadways, while also providing $1.5 million to Neshaminy School District.

Township Manager Stephanie Teoli Kuhls characterized the deal as having multiple upsides:

  • Area residents’ traffic concerns are addressed
  • The developer gets the green light to proceed
  • The township grows its tax base
  • The county preserves open land

Kuhls said that 67 acres of the project’s open space will occupy the eastern side of the parcel. Another 25 acres is on its western front, and 16 acres remains open throughout the site.
