Medical Office Building in Warrington Changes Hands in $17.25M Deal

Warrington's Stone Manor Medical Office Building has been acquired by a healthcare real estate development and investment firm for $17.25M.

Stone Manor Medical Office Building in Warrington has been acquired by Cornerstone Cos., a healthcare real estate development and investment firm based in Indianapolis, for $17.25 million, writes John George for the Philadelphia Business Journal.

Built in 2007 as part of the Stone Manor Corporate Center, the 62,750-square-foot building recorded 93 percent occupancy at the time of sale. It houses an ambulatory surgery center with two operating rooms and one treatment room run through a partnership between Bucks County Surgical Suites, United Surgical Partners International, and a group of local physicians.

Among the other tenants at the centre are global dialysis provider Fresenius Medical Care, Bucks County Orthopedic Specialists with its affiliated Fitness Physical Therapy center, and Fox Rothschild law firm.

The property is located near Jefferson Abington Hospital, Doylestown Hospital, and Jefferson Lansdale Hospital, as well as Neshaminy Manor Nursing Home, which provides 360 long-term-care beds in Warrington.

Cornerstone’s portfolio includes more than 13 million square feet of healthcare real estate across over 300 properties in 25 states, including a medical office building in Langhorne.
