A New Jersey firm has recently purchased the 120-room Hampton Inn Downingtown/Exton for close to $4.5 million, writes Emma Dooling for the Philadelphia Business Journal.
JSK Exton North purchased the property at 4 N. Pottstown Pike in Exton in mid-February for about $37,425 per room. That is well below the Philadelphia market’s five-year average price per room of $100,971.
According to property records, the buyer is listed in care of GHM Properties, an Old Bridge-based hotel management firm, while Haverford Hotel Partners, owner of several other hotels in the Philadelphia region, was the seller.
The hotel is undergoing only minor cosmetic changes following the sale, according to a spokesperson for the Hampton Inn Downingtown/Exton.
The property will continue operating under the Hampton Inn brand, within Hilton Worldwide Holdings’ elevated essentials portfolio. In addition to the 120 rooms, the four-story hotel offers amenities that include an outdoor pool, fitness center, as well as meeting rooms.
Set on a 2.75-acre lot, the 119,790-square-foot hotel is located near the Residence Inn by Marriott Philadelphia West Chester/Exton.
