Former Plymouth Meeting Hotel Cleared for Apartment Conversion

Plymouth Township Zoning Hearing Board approves 213 apartments at former DoubleTree site near Plymouth Meeting Mall.

A long-vacant hotel in Plymouth Meeting is one step closer to a new life, writes Emma Dooling for The Philadelphia Business Journal.

Plymouth Township’s Zoning Hearing Board voted 3-1 to approve plans to convert the former DoubleTree Suites by Hilton Hotel Philadelphia West into 213 apartments. The six-story property at 640 Fountain Road, which closed in late November, will be transformed into a mix of 173 one-bedroom and 40 two-bedroom units.

The 253-room hotel, built in 1987, sits on nearly eight acres and includes 347 parking spaces. The site is located near the Plymouth Meeting Executive Campus and across Hickory Road from Plymouth Meeting Mall. The mall itself is currently under contract to be sold to Philadelphia-based LA Partners.

The property is owned by Kingsbury Hospitality REIT I Inc., which purchased the hotel for $22.3 million in 2022. Company officials say final design plans are being wrapped up, with hopes of welcoming tenants as early as this summer.

The project reflects a broader shift. Aging or underperforming commercial properties are being converted into residential units to meet growing demand across the region.

For Plymouth Meeting, the transformation could mark another step in reshaping the area’s mix of retail, office, and housing.
