Villanova University Acquires 8-Acre Site Next to Cabrini Campus  

Villanova University is investing $75 million to renovate the acquired Cabrini University campus, even as it continues to expand its footprint on the Main Line.

Villanova University has acquired an 8.3-acre residential parcel next to Cabrini University as it looks for opportunities to grow its campus.

The parcel at 1250 Upper Gulph Road was purchased for $2.25 million, writes Ryan Mulligan for Philadelphia Business Journal.

It is located between the Cabrini campus in Radnor and St. David’s Golf Club in Wayne.

Villanova acquired Cabrini’s 112-acre campus when the school closed in spring 2024. It is reopening the campus to students in the fall.

The Upper Gulph Road property is close to a turf athletic field at Cabrini, as well as the campus’s Dixon Center and Thomas P. Nerney Pavilion, which houses a fitness center, indoor pool, basketball court, and locker rooms.

Another property next door at 1290 Upper Gulph Road was acquired by Villanova in 2024 in its deal with Cabrini.

Villanova is investing about $75 million to renovate and repurpose Cabrini campus buildings.

Villanova President Rev. Peter M. Donahue has previously said that new land could enable the school to add 1,000 more students to its current student population of about 6,700.

Villanova is also acquiring Rosemont College’s 58-acre Bryn Mawr campus when a phased merger finishes in 2028.
