Boston-Based Seyon Group Pays $17.5M for Three King of Prussia Buildings

Boston's Seyon Group acquires three buildings in King of Prussia’s Renaissance Park, including the Conshohocken Brewing site.

Boston-based Seyon Group recently acquired three buildings in King of Prussia’s Renaissance Park for $17.5 million, writes Ryan Mulligan for the Philadelphia Business Journal.

The three properties, totaling roughly 100,000 square feet, were sold by Brian O’Neill’s MLP Ventures and include 3600, 3602, and 3100 Horizon Drive, with the final address being the home of Conshohocken Brewing Co.

The 42,500-square-foot property at 3100 Horizon Drive fetched $7.41 million, while the 35,210-square-foot building at 3600 Horizon Drive sold for $6.07 million, and the 22,746-square-foot site at 3602 Horizon Drive cost $4.02 million. Each property comes with considerable vacancies, including 3100 Horizon Drive at 71 percent occupancy, 3600 Horizon Drive entirely vacant, and 3602 Horizon Drive operating at 29 percent.

In addition to Conshohocken Brewing, the buildings are home to engineering firm Pennoni, software company Quadient, and a Reico Kitchen and Bath showroom.

The King of Prussia market is “among the most sought-after industrial submarkets in Greater Philadelphia,” said Austin Devine, vice president of acquisitions for the Seyon Group. “This portfolio represents a rare opportunity to acquire well-located assets below replacement cost, while delivering highly functional space to tenants in a supply-constrained market.”
