A luxury development along Byberry Road in Bensalem is one step closer to final approval after the township planning commission voted to recommend the approval of the plan, writes Lacey Latch for the Bucks County Courier Times.

Bristol-based Mar Mar Homes wants to build eight single-family homes around a cul-de-sac. The neighborhood would have a single point of entry and exit onto Byberry Road. The plans also include a stormwater retention basin.

Homes will be priced at above $900,000, noted Bryce McGuigan, an attorney representing the developers.

The vacant 3.5-acre lot is located in a heavily wooded area.

The developer’s original plan envisioned a higher-density project on the site with eight twin homes, or 16 total units. The plan was revised after a March court settlement between township officials and the developers. The settlement allows for several waivers and variances for the project, such as the disruption of all woodlands and steep slopes on the site.

However, McGuigan said that the developers have no intention of razing the entire property.

“We are not proposing to remove 100 percent of the trees on the property,” he said.
