Two Delaware County communities are among the 10 hottest housing markets right now in the Greater Philadelphia Area, writes Ryan Mulligan for the Philadelphia Business Journal.
Housing prices have hit a new high in the region, with a typical home price in Greater Philadelphia reaching $416,000 in June.
Swarthmore Borough and Chadds Ford were among the 10 hottest housing markets in the region,
Swarthmore Borough had an average list price at $578,684 and an average sale price at $664,219.
Chadds Ford had an average list price of $948,485 and an average sale price of $802,949.
The price growth rate is actually slowing in the region as affordability issues take their toll.
Price growth in the 11-county region has slowed to 4 percent, the lowest in more than two years, according to data from Bright MLS.
No county saw a double-digit percent increase in home prices.
Delaware County saw the largest price growth in June, jumping 7.9 percent to a median sale price of $410,000.
Camden County followed with a 7.1 percent jump to $375,000.
Chester County is still the most expensive in the region by a wide margin. A typical home there traded for $600,000 in June.
