SEPTA has officially put out a call for developers to reimagine 3.4 acres next to Ambler train station for residential development, writes Paul Schwedelson for the Philadelphia Business Journal.
The parking lot on Butler Pike is now being eyed for a transit-oriented development, blending housing, retail, and pedestrian-friendly features.
The proposed Al is the result of two years of collaboration between SEPTA, Ambler Borough, and Montco planners. The zoning overlay encourages walkability with requirements for sidewalks, open space, and ground-floor retail.
While there’s no mandate for affordable housing, proposals that include it could earn a density bonus. SEPTA is prioritizing a developer with proven experience and is offering a 99-year ground lease to the selected bidder.
To maintain commuter access, at least 201 parking spaces must remain unavailable across nearby lots. Structured parking is also on the table as part of the mixed-use design.
Interested developers have until July 31 to submit proposals.
