Philly Region Population Shifts: Where Bucks County Saw the Biggest Gains and Losses

Between 2020 and 2023, the southern third of Bucks County lost around 1,500 residents, contributing to a 0.2 percent population decline in the eight-county Philadelphia region.  

Greg Diebold, a planning data analyst at DVRPC, suggests these shifts could be cyclical. He highlights that Bucks County had few new multifamily housing units built in the last five years, which may have contributed to the decline. 

However, Bucks County might see a population rebound soon. A new Amazon fulfillment center in Bensalem and several multifamily housing projects in Middletown Township and near Yardley are underway, adding hundreds of new units to the county for the first time in decades. Despite high demand, the lack of inventory has driven home prices up.  

Within Bucks County, Bristol, Falls, and Middletown townships saw the highest population decreases, with Falls Township leading the way at a 1.1 percent decline.  

In contrast, Hilltown Township saw a 3.6 percent population increase, with Warrington and Richland townships also experiencing significant growth.
