With Prices Reaching New Heights, Levittown Is No Longer Starter House Community

Levittown, the iconic symbol of affordable post-war housing, is experiencing a seismic shift in its real estate market.

With home prices reaching new heights in Levittown, the once-affordable middle-class town is now seeing some first-time buyers priced out, writes JD Mullane for the Bucks County Courier Times.

Last year, a home in Levittown sold for $635,000, which is a big number even for the town’s Gates sections in Middletown, which were always aimed at higher-income families.

Currently, the average selling price among Levittown’s smaller houses is between the high 300,000s and high 400,000s.

Among Levittown’s four municipalities – Bristol Township, Falls Township, Middletown Township, and Tullytown Borough – Bristol, which was once the least expensive part of Levittown to buy a starter home, is now getting the highest sales prices for houses.

Over the last 180 days, several houses sold for $500,000 or more.

The price hike in Bristol is mainly due to low supply and high demand.

“There just aren’t enough houses available for all the buyers who want one,” said Realtor Robin Kemmerer.

Most new houses that hit the market see buyers outbid each other on the asking price.

“I believe this entire year will continue like this,” added Kemmerer.
