With all the commercial and residential projects going on in Dublin, real estate experts wonder if this borough — sitting at the midway point between Doylestown and Quakertown — is now on the ascendant. Bridget Reilly tracked its progress for The Intelligencer.

In its remarkable real estate revival, Dublin is not only building new, it’s also repurposing old. Several former factories are being revitalized into attractive places to live, shop, and dine.

The Square, for example, was a pants manufacturing plant, back in the day. It’s now a “community hub,” where small businesses, local vendors and food/drink establishments cluster in a self-sustaining circle of supply and demand.

Nearby, townhomes are on the way, as is a Grandview Health medical building.

The Neshaminy Creek Brewing Company is one of the businesses riding the borough’s repurposing wave. It is heading to what used to be a service station. And the old Dublin Diner may be resurrected as part of the general upswing of real estate visionaries.

It was not always an easy road. Construction phases were complicated and had lengthy timelines. But for the entities with patience, the investment in a long-term vision has paid off.

“I’m so glad that people started to invest money in here, and I’m so happy to be a part of the first part of it,” said Alexis DeLuca, owner of The Novel Baker, a Dublin business noting the upswell.

More on the resurrection of Dublin is at The Intelligencer.
