This Delaware County Community Is Among the Wealthiest in the Region

This Delaware County borough ranked among the top 20 percent wealthiest communities in the Philadelphia region.

Swarthmore Borough comes out on top as far as wealth, ranking among the top 20 percent wealthiest communities in the Philadelphia region, writes Lisa Dukart for The Philadelphia Inquirer.

That’s according to the latest U.S. Census American Community Survey data, looking at median household income.

Between 2020 and 2024, Swarthmore Borough residents had an annual median household income of $152,400.

That puts the borough at No.  46 in the region, in the top 20 percent for communities with populations over 2,500.

Next in line is Nether Providence, with a median income of $151,000, Upper Providence at $150, 600, Springfield at $138,200, Concord at $132,300, Middletown at $129,300, Chester Heights at $104,000, Aston at $98,800, and Media at $89,100.

Rose Valley was also a standout but not included in the rankings because of its small community size. It had an annual median household income of $246,900 between 2020 and 2024.

Upland Borough’s income grew the most in Delaware County, with incomes up more than 40 percent to $61,000.  

Chester city, despite being in bankruptcy and having a high poverty rate, reported a 10 percent gain in median household income, to $41,000.
