What to Know Ahead of Hatfield’s Movie Lots Hearing

Hatfield Township will hear Pulte Homes’ plans for the Movie Lots at a Jan. 28 public hearing expected to draw a large crowd.

After years of discussion and debate, Hatfield Township residents will get a closer look at what could be next for the long-discussed “Movie Lots” property, writes Dan Sokil for The Reporter.

Township officials will hold a public hearing on Wednesday, January 28, where Pulte Homes is expected to formally present its case for conditional use approval to develop the site. Due to expected turnout, the regular commissioners meeting will begin early at 6:30 p.m., according to Township Manager Aaron Bibro.

The proposal stems from a $15 million sale agreement approved last September by the North Penn School District, which owns roughly 56 acres. The oddly shaped parcels were once given away as movie theater prizes in the 1920s. They were later acquired by the district over time through unpaid property taxes.

While early concepts showed more than 160 homes split between the Movie Lots and the nearby Beach property, discussions have since shifted toward treating the two parcels as a single, unified project. 

No final decisions are at the meeting, but township leaders say the hearing marks a key step in a process that’s been unfolding for years. The event will likely draw strong community interest.
