The township describes itself as “the gateway to historic Bucks County since 1734.” It was formerly a collection of villages and small settlements until World War II. Development led to a steady growth of residents, reaching 4,500 in 1960 and tripling by 1990.
According to data from Zillow from June 2025, the typical home value has risen 1.7 percent to $589,683.
Located in Warrington and built in 2005, Central Bucks High School South is a significant draw for many families seeking strong educational opportunities for their children.
The community strikes the perfect balance of lively but not overpopulated, with plenty of fun places to explore.
Shops like Head Over Heels boutique and Bambini’s World feature cute clothing for women and children, respectively.
There are also plenty of great dining options, with restaurants like KC Prime, Villa Barolo Ristorante and Alessio’s Seafood Grille.
Locals can also check out walkable parks like John Paul Park at Lower Nike to enjoy some time outdoors.
