285-Unit Development Project on Washington Avenue Finally Gets Greenlit

A 285-unit project at 1601 Washington Avenue with apartments, retail, and commercial space has gotten approval after more than 18 months.

After over a year-and-a-half of public deliberations, the Philadelphia Zoning Board has approved a project that would bring 285 new units to Washington Avenue, writes Ryan Mulligan for the Philadelphia Business Journal.

The new project will be located at 1601 Washington Avenue at a corridor that is largely zoned for industrial use. However, the area is slowly evolving, thanks to the addition of several retail and residential projects.

Developer Ori Feibush had to make several adjustments from its original proposal to get the project approved. This includes decreasing its size, passing up on a major commercial tenant, adding parking and expanded green space, and replacing a condo building with townhouses.

“You’re never going to get everyone on board, but we made a herculean effort to build real consensus here, and obviously were successful,” said Feibush, the CEO of OCF Realty.

He added that the project will create a lot of public good for many people.

The 285-unit project will feature a seven-story building with 275 apartments, 40,000 square feet of retail and commercial space, and 10 townhomes on an adjacent parcel.

There will also be a parking garage with 154 spaces and an 8,000-square-foot courtyard. This is in addition to eight to 12 retail tenants on the ground floor of the building.
