The age-qualified Farms Edge at Shady Brook project has received preliminary plan approval from the Middletown Township Supervisors after developers further reduced its density, addressing concerns from officials and neighbors, writes Lacey Latch for the Bucks County Courier Times.
The project’s newest iteration calls for a total of 129 homes, including 42 single-family detached homes expected to sell for around $1.1 million, 14 twin homes valued at approximately $950,000, and 73 carriage houses priced around $880,000.
The preliminary plan got four votes in favor and one against, with Supervisor Dana Kane solely opposing the development and the proposed zoning change that would make it possible.
The parcel has received AQC (Age-Qualified Community) zoning instead of R1 (Residential), which allows for much lower density and would accommodate only 32 single-family homes.
The approval follows changes the developer had made to the project, reducing the number of carriage houses from 150 to 139 and eliminating all 26 planned single-family homes. The project will also include a pool, a community garden, walking trails and 21.4 acres of open space.
