Lower Merion’s Growth Outpaces Region Amid Affordability Crunch

Lower Merion adds 455 residents in a year, surpassing Bensalem as the second-largest Philly suburb amid rising demand and home prices.

Lower Merion is experiencing yet another population upswing, writes Denali Sagner for the Philadelphia Inquirer.

According to the latest census estimates, the township added 455 residents between July 2023 and July 2024. This .71 percent increase brings the population to 64,702.

The slow but steady growth marks a continued rebound from decades of stagnation. Since 2020, Lower Merion has gained more than 1,000 new residents and has officially surpassed Bensalem to become the second-largest suburb in the Philadelphia area. Upper Darby is number 1.

Experts point to the pandemic. With remote work reshaping office routines, many former city-dwellers were drawn to Lower Merion’s tree-lined streets, top schools, and low crime. 

But with rising demand comes higher prices. The median home sale price in the township soared to $803,500, compared to the Montco average of $457,000.

Still, the appeal remains strong. Lower Merion’s Main Line appeal continues to attract new residents to an ever-growing township.
