Queen Village Surface Parking Lot Could Become 157-Unit Apartment Building

The surface parking lot on Bainbridge Street on East Passyunk Avenue off South Street in Queen Village could become home to a new residential building by mid-2027.

After several stalled attempts, the surface parking lot on Bainbridge Street on East Passyunk Avenue could finally become home to a 157-unit apartment building, writes Jake Blumgart for The Philadelphia Inquirer.

Philadelphia-based Alterra Property Group has partnered with E-Z Park, the longtime owner of the lot, to develop the site which is located just south of South Street in Queen Village.

Alterra is replacing Berwyn-based LCOR, E-Z Park’s previous development partner, on the project that was started by its predecessor.

“We think it’s going to be a great addition to the Queen Village neighborhood,” said Leo Addimando, managing partner with Alterra. “Obviously when you can fill a surface parking lot with some mixed-use property, from an urban planning perspective, it’s an upgrade.”

In addition to apartments, the project will feature 37 parking spaces for residents along with two ground-level commercial spaces. One space will be 3,700 square feet and front the corner of East Passyunk and Bainbridge, while the other will span 1,600 square feet and front Bainbridge.

Construction is expected to wrap up by mid-2027, following the same design used when LCOR was the developer.
