$5.5M Hopelands, on Ardrossan Land in Radnor, Is a Rarity

This manor home at 705 Church Road located on the Ardrossan Estate, is being sold.

The 14-acre Hopelands property on the once-sprawling 800-acre Ardrossan Estate in Radnor stayed with the Montgomery Scott Family when the estate was subdivided.

The home belonged to Helen Gay Scott, who died in August at age 95. Now her children are selling the property, with a $5.5 million asking price, writes Ryan Mulligan for Philadelphia Business Journal.

The Ardrossan Estate was owned by the Montgomery-Scott-Wheeler family in the early 20th century. It inspired the 1940 film, “The Philadelphia Story,” starring Katharine Hepburn, playing Philadelphia socialite Tracy Lord.

The Hopelands property includes a home renovated in 1930 by famed architect Horace Trumbauer, who also designed Ardrossan’s main house.

The home is under the protection of the Brandywine Conservancy, so it can’t be subdivided. It sits on a part of the Ardrossan Estate that is being preserved by the North American Land Trust.

“This area has become really hot because it’s the only space on the Main Line where you get that feeling of, ‘It was a farm, it was an 800-acre farm,’” said Karen Strid, an agent with Berkshire Hathaway HomeServices Fox & Roach. “It feels so different than anything that you see around here.”
