Local Developer Moves to Acquire Exton Square Mall
Elkins Park-based Abrams Realty & Development is in the process of acquiring the Exton Square Mall with plans to revitalize the struggling property, writes Paul Schwedelson for the Philadelphia Business Journal.
The developer intends to demolish part of the mall and add residential units along with adding a variety of other uses for the retail center.
Abrams, which owns a portfolio of 3.1 million square feet, specializes in building and owning retail properties in the Philadelphia region.
Exton Square Mall, currently owned by PREIT, is anchored by Boscov’s and Macy’s. As of this past spring, the mall had an occupancy rate of 62 percent.
The 72-acre property is located at the intersection of Route 100 and Route 30, around four miles from the Pennsylvania Turnpike. The entire site falls under West Whiteland Township’s town center zoning designation, allowing for a mix of residential and non-residential uses. Non-residential uses that are allowed include retail, restaurants, offices, hotels, and fitness centers.
Abrams owns several other properties in Chester County, such as Whiteland Towne Center in Exton, The Court at Malvern, and Eagle Point in Chester Springs.
