New 85-Unit Apartment Building Proposed For Northeast Philadelphia
A three-story, 85-unit apartment building is likely coming to Northeast Philadelphia if Montgomery County developer, DePaul Group of Flourtown, has its way, writes Paul Schwedelson for the Philadelphia Business Journal.
DePaul Group has proposed building the 105,691-square-foot apartment project on 7.5 acres of undeveloped land at 8400 Roosevelt Boulevard, next to a rehabilitation center on a property zoned for single-family residential.
The zoning would need to be changed to allow for multifamily housing for the development to move forward.
A Philadelphia Zoning Board of Adjustment hearing is scheduled for July 17.
The project plans call for 52 one-bedroom units ranging from 707 to 859 square feet and 33 two-bedroom units ranging from 1,127 to 1,155 square feet.
Documents that were recently submitted to the city also showed plans for 168 parking spots, nearly double the minimum of 85 that would be required.
The proposed building would also have 24,398 square feet of common space.
The project is on the May 7 agency for the city’s Civic Design Review Committee, who can make recommendations to developers based on how the project interacts with anything in the public realm.
