Richland Township Debates Rezoning 80 Acres for New Housing Development

Developers recenty proposed rezoning 80 acres of forest reserve land to build 165 single-family homes in Richland.

At a recent Richland Township Board of Supervisors meeting, developers proposed rezoning 80 acres of forest reserve land to build 165 single-family homes, writes Jess Rohan for the Bucks County Courier Times.  

The proposal, presented by David Caracausa of Cornerstone Premier Homes and Brian Seidel of Seidel Planning & Design, requested a change from Residential Agriculture District to Suburban Residential Medium District. 

The proposed development, Villages at Morgan Creek, would occupy 66 acres along Paletown Road, with the remaining 14 acres designated for resource protection.  

However, the plan sparked concerns among the board members regarding the density of the housing. 

If rezoning is not approved, the parcel could only support around 30 homes, according to township engineer Mike Schwartz

 A less dense option, Suburban Residential Low District, could allow for about 132 homes. Vice Chair Chris Vanelli suggested a compromise between the 165 and 30 homes. 

Developers were urged to revise their plans, considering the board’s feedback, and return with a new proposal.
