Bucks County Housing Inventory Is Down-Down-Down, Driving Prices Up-Up-Up
Housing inventory in Bucks County is continuing to reach record-low levels, keeping prices in the stratosphere. The cost of Bucks County home — new or used — is beginning to far outweigh the income of great numbers of potential homebuyers. Ryan Mulligan unlocked the data in the Philadelphia Business Journal.
According to Kevin Gillen, a senior research fellow at Drexel University’s Lindy Institute for Urban Innovation, the inventory trends are “reaching implausible levels.”
In Bucks County, residential real estate inventory has been getting lower nearly every year in the past decade:
Year | Supply (in months) |
2013 | 6.4 |

2015 | 5.6 |
2016 | 4.4 |
2017 | 3.5 |
2018 | 2.8 |

as sold, absent any new properties being listed.
Meanwhile, home prices have been going up.
The median sales price of a home in Bucks County was $259,900 in 2013. It remained in the mid- to high-$200,000s and low $300,000s for the next several years.
However, the cost leapt to $355,000 in 2021 and is a whopping $400,000 this year.
